DESCRIPTIVE PARTICULARS OF LOT No. 3
Several Dwelling Houses and Premises, situate in Mill-Street, otherwise called
Fishamble Lane. in the Parish of Saint Peter in the City of Cork, held under a
lease for three lives, renewable for ever, now in the process of being converted
into a fee-farm grant subject to the Yearly Rent of £20 7s 10d. Sterling.

The foregoing Premises are held by virtue of Lease thereof bearing date the 30th
day of October, 1804, executed by William BLEASBY and Sir James CHATTERTON,
Baronet,for a term of three lives, with covenant for perpetual renewal,
at the yearly rent of £22, late currency, being £20 6s 2d, British, payable
half-yearly on 25th March and 29th September, and a renewal fine £1 2s 9d.,
late currency being £1 1s, British, on the fall of each life, and are described
as ALL THAT AND THOSE, the Great House, Backside, Linneys, and Garden, with the
Still House next the Mill, situate, lying and being in Mill Street, in the Parish
of Saint Peter and South-West quarter of the City of Cork, formerly in the possession
of Hugh DOWNING, bounding on the North with the Watercourse which runs from the Mill,
called DROOPE'S MILL; on the East with the Lane that leads to Fishambles; on the South,
with the Street leading down to said Mill; and on the West to the Slip that goes down
to said Watercourse. The Dwelling Houses which fronted Mill Street aforesaid, and were
then erected on the said demised Premises, being Ten in Number and then in the possession
of Sir James CHATTERTON and his Under Tenants respectively.

Proceedings are in progress to obtain an order of the Commissioner, that the
Renewable Leasehold Tenure in these Premises shall be converted into a fee-farm grant,
subject to the yearly rent £20 7s. 10d,, Sterling, equivalent to the said reserved
rent of £22, late currency, and the annual value of said renewal fine; and it is
expected that such proceedings will be completed and obtained previous to the sale
when the said premises will be conveyed to the purchaser in fee-simple, subject to
the yearly rent and covenants in said order mentioned.

The original LEASE of the 30th of October, 1804, together with the counterparts of
the Undertenants' Leases of the 10th April, 1849, 12th July 1854, and 24th November,
1804 will be handed to the purchaser, to whom a conveyance will be executed by the
Commissioners, and the purchaser will be bound to execute such deed of covenant as
the Commissioners shall direct.

The Premises comprised in Lot No. 3, form the entire North side of that part of
Fishamble Lane, extending West from Cross Street, with the exception of the Mill at
the Western of the street, and the Slip or the Passage to the water which separates
the Lot from the Mill. The County and City of Cork Court-houses form the opposite
side of the street.  The tenant to No. 2 on the Rental is bound under the terms of
his lease to erect a Substantial Dwelling House on the Premises, and same is now in
course of erection.

				GRIFFITH'S VALUATION OF THIS LOT IS £50 5s.

CONDITION OF SALE AS TO LOT No. 3
The Purchaser of Lot. No. 3 shall not be entitled to require evidence of the Title
of the Lessor in the Lease of the 30th of October, 1804, to make the same, or to
object by reason of any incumbrances affecting his estate or interest.

last, containing the usual covenants between Landlord and Tenant; and also a
Covenant by said Henry KEATINGE to Erect and Build Two Substantial Dwelling Houses
within two years from the date of the said lease.

Henrietta Georgiana Marcia CHATTERTON AND Sir James Charles CHATTERTON, Baronet,
to William McMULLEN, for the term of 125 years, from the 25th March, then last,
containing the usual covenants between Landlord and Tenant; and also a Covenant by the
Tenant to Erect a Substantial Dwelling House on said Premises. (See descriptive particulars)

NATURE OF TENANCY: [JONES] LEASE dated 24th day of November, granted by Sir James
CHATTERTON, Baronet, to Samuel FOWKE, Thomas JONES, and Robert NASH, for the term of
97 Years from the 25th of December then next at the yearly rent of £5 10s 6d., late
currency, containing the usual Covenants between Landlord and Tenant, and a Covenant
to renew 'teties queties' for the further term of 97 Years, on the payment of
£6 10s 6d. as a fine for every such renewal or renewals, and a declaration that
said lease was a renewal of a former lease of said premises.

DESCRIPTIVE PARTICULARS OF LOT No. 4

Two Dwelling Houses and Premises, situate on the Coal Quay, otherwise called Corn-
market Street in the Parish of Saint Paul and the City of Cork, held under a lease
for three lives, renewable for ever, now in process of being converted into a fee-
farm grant, subject to the yearly Rent of £16 12s. 4d.,

The foregoing Premises are held by virtue of Lease thereof bearing date the 7th
day of October, 1758, executed by Charles SMYTH to William BENTLEY for a term of
three lives, with covenant for perpetual renewal, without fine at the yearly rent
of £18, late currency, being £16 12s 4d, British, payable half-yearly on 25th March
and 29th September, and are described as ALL THAT AND THOSE, a House, fronting the
quay, called the Coal Quay, then lately in the possession of Peter ARTHUR, containing
to the front 27 feet, be the same more or less, and in depth 71 1/2 feet, be the same
more or less, mearing and bounding to the West with the quay and East with the
dwelling-house of Marmaduke WOODING, on the South with a lane leading to said WOODING'S
house and concerns, and to the North, adjoining the dwelling-house of John BRYAN which
said house and premises are situate, and lying and being in the Parish of Saint Paul's
in the City of Cork; the of which house were always to be and remain as party walls;
together also with free passage through and from the said lane, and liberty of the
said quay, called the Coal Quay.

The last renewal of said lease bears the date the 3rd day of May, 1827, and is executed
by the Right Honorable Charles Lord Viscount GORT, to Sir William Abraham CHATTERTON.
Said lease and renewal contain the usual covenants between Landlord and Tenant.

Proceedings are in progress to obtain an order of the Commissioner, that the
Renewable Leasehold Tenure in these Premises shall be converted into a fee-farm grant,
subject to the yearly rent of £16 12s. 4d,, and it is expected that such proceedings
will be completed and obtained previous to the sale when the said premises will be
conveyed to a purchaser in fee-simple, subject to the yearly rent and covenants in said
order mentioned.

The Purchaser of Lot. No. 4 shall not be entitled to require evidence of the Title
of the Lessor in the Lease of the 7th of October, 1758, or renewal of 3rd of May,

LOT No. 5
Three  Dwelling Houses and Premises, on the Grand-Parade in the Parish of Holy
Trinity and the City of Cork, held for the residue of a term of 890 Years from
29th day of September, 1802, subject to Yearly Rent of £36 18s. 5d.

The foregoing Premises are held by virtue of lease thereof bearing date the 22nd
day of October, 1802, executed by Philip PURCELL to Sir James CHATTERTON for a term of
890 YEARS from the 29th day of September then last, at the yearly rent of £40., late
currency, being £36 18s. 5d., British, payable half-yearly on 29th September and
25th March  and are described as ALL THAT AND THOSE, a piece or plot of ground then
in the possession of the said Philip PURCELL situate, and lying and being on the
Grand-Parade of said city, formerly called Tuckey's Quay. and adjoining the then
dwelling-house of the said Sir James CHATTERTON, the said piece or plot of ground
thereby demised containing in from to the said Parade between the said dwelling-house
of the said Sir James and the southern wall of the dwelling-house then lately erected
by the said Philip PURCELL adjoining the said piece or plot of ground thereby demised,
55 feet 5 inches in the clear, meared and bounded on the east with the Grand Parade,
on the south by the aforesaid dwelling-house of the said Sir James CHATTERTON, on the
west partly by the concerns of Messrs. O'REILY and HADIGAN, and partly by the other
concerns of the said Philip PURCELL, and on the north by the aforesaid dwelling-house
and back-yard of the said Philip PURCELL, the said premises being part and parcel of
certain premises lately demised to the said Philip PURCELL by Samuel Richard PERRY, of
the City of Cork, Esq. together with one-half or moiety [mojety] of the southern
wall of the aforesaid dwelling-house lately erected by the said Philip PURCELL, adjoining
to the said piece or plot of ground thereby demised and full and free liberty for the
said Sir James CHATTERTON, his executors, administrators, or assigns, at all times
thereafter to lodge and place the timbers of any house or building which he or they
should build or erect on the piece or plot of ground thereby demised in and upon the
said southern wall and to make any other reasonable use or uses of the said southern
wall, without any charges or expense to the said Sir James CHATTERTON, his executors,
administrators, or assigns, for his or their so doing; the said southern wall, and
also the western wall which enclosed the said piece or plot of ground at the rear
thereof, being thereby declared to be party walls between the said Sir James CHATTERTON
and the said Philip PURCELL, and their respective executors, administrators, and assigns;
which said lease contains the usual covenants between landlord and tenant.  The Original
lease of 22nd October 1802, will be handed to the purchaser.

The premises comprised in Lot No. 5, consist of three large Dwelling-Houses on the
west side of the Grand Parade, next adjoining the large mansion occupied by tne
Cork Club and fronting the western end of the South Mall.

CONDITION OF SALE As to Lot 5.
The Purchaser of Lot. No. 5 shall not be entitled to require evidence of the Title
of the Lessor in the Lease of the 22nd October, 1802,
to make the same respectively, or either of them, or to object by reason of
any incumbrance affecting his estate or interest.

DESCRIPTIVE PARTICULARS OF LOT No. 6
The Large MANSION HOUSE, OUT-OFFICES and CONCERNS, called the CORK CLUB HOUSE
situate on the GRAND-PARADE, in the Parish of the Holy Trinity in the City of
Cork, held for the residue of a term of 700 Years the 29th day September, 1787, now
subject to the Yearly Rent of £57 4s. 7d.

DESCRIPTIVE PARTICULARS AS TO LOT No. 6
The foregoing Premises are held by virtue of Lease thereof bearing date the 5th
day of January, 1788, executed by Hannah Bagwell GOOKIN ALCOCK and Robert McCANN
to Hugh McCROBON for a term of 700 Years from the 29th day of September, 1787
at the Yearly rent of £62, late currency, being £57 4s 7d., British, payable
half-yearly on 25th March 29th September and are described as ALL THAT AND THOSE,
the Two Houses or Tenements at the South end of the Grand Parade in the City of
Cork aforesaid, formerly called Tuckey's Quay, with the back ground, stables, linnies,
ways and passages, easements, rights, members and appurtenances thereunto belonging
to all and every benefit of quayage proportion of the river and other emoluments
which were or might be contained or granted by the grand lease thereof made to the
late Phineas BAGWELL, of the City of Cork, Merchant, deceased,  for the term of 999
years; which said lease bears the date the 3rd day of October, 1748; which said
premises were bounded on the east with the channel and Grand Parade, on the south
with the river Lee, on the west with the concerns of FULLER McCARTHY and Company,
and on the north with McMAHON'S sugar-house; which said lease contains the usual
covenants between landlord and tenant, and a covenant by the said Hugh McCROBON
within two years to rebuild or expend £300 in repairing the premises.

The entire premises have been rebuilt and upwards of £3,000 expended thereon.
The original lease of the 5th of January, 1788, and counterpart of the
undertenants' lease will be handed to the purchaser.

The premises comprised in Lot No. 6 consist of the Mansion, and Out-offices erected
by the late Sir James CHATTERTON, Baronet, situate at the south end of the west side
of the Grand Parade, fronting to the South Mall. They have been for many years occupied
by DALY'S CLUB and now by the CORK CLUB, the above lease having been made to the
lessees for the purposes of the Club.  A large sum of money has lately been expended
on the premises in putting them into thorough repair.

the term of 91 Years, from the 1st day of June then next, reserving the said rent
of £120, containing the usual covenants between Landlord and Tenant, and a clause
of surrender at the end of every third year of said term, giving six months'
previous Notice.
