1 Lease dated 20th August, 1812, of 29a. 1r. 31p. for lives of Robert Eustace, eldest son of James Eustace, of Ballintemple, Michael Aughney, eldest son of the Lessee, and Lawrence Aughney, eldest son of James Aughney, of Roscatt, or 31 years from 25th March, 1812, at the yearly rent of £ 41 6s. of the then currency. Robert Eustace is since dead: the other lives are in being.
2 Lease dated _  day of  _ 18 _ , of  9a. 1r. 36p. for three lives, two of whom are now living, viz -- James and Charles Nolan, at yearly rent of £ 11 1s. 8d. of the late currency.
3 Lease dated _ day of  _  1823, of 6a. 2r. 27p. from Edward Eustace to Joseph Aughney, of lives of Joseph Aughney, Michael Redmond, and Michael Hughes, for the term of 31 years, to be computed from 29th day of September, then next, at yearly rent of £ 13 6s. 9d. of the late Irish Currency. Three lives still in existence.
4 Tenant from year to year, ending 25th March.  This tenant has quit the farm and it is now unoccupied.
5 Lease dated 20th August, 1812, from Edward Eustace to Patrick Byrne, for lives of Patrick Byrne the lessee, Denis Byrne, and Thomas Byrne, brothers of the Lessee, or 31 years from 25th March, 1812, at the yearly rent of £ 12 of the then currency.  Two of the lives, Patrick Byrne, and Denis Byrne, are since dead.
6 Lease dated 28th March, 1811, from Edward Eustace to Thomas Dargan. for lives of Thomas Byrne, third son of Thomas Byrne, of Kelletstown, Richard Murphy, second son of Mathew Murphy, of Rainstown, and Thomas Dargan, the lessee, or for a term of 41 years from 1st November, 1811, of 28 acres, at yearly rent of £ 40 of the late currency. Lot No. 6, is subject to an annuity of £ 36 18s. 5d. per annum, payable to the Representative of Pierce Byrne, for the residue of the term of this lease; the three lives are dead/  This lease will expire 1st November, 1852.
7 Lease dated 29th October, 1831, from Edward Eustace to Patrick Doyle, of 1s. 3r. 0p., for lives of Patrick Doyle the lessee, and James Doyle his eldest son, then aged about seven years, and Edward Nurse, son of William Nurse of Roscatt, then aged about 13 years, or for the tem of 31 years from 29th September, 1831, at yearly rent of £2: three lives are in being.
8 Lease dated 12th November, 1831, from Edward Eustace to Anne Gahan of Eleven Acres, for lives of William Gahan, Martin Gahan, and John Gahan, first, fourth, and fifth sons of lessee, or 31 years from 29th September, 1831, at yearly rent of £ 16 10s. Martin Gahan and John Gahan are since dead.
9 Lease dated 25th March, 1830, from Edward Eustace to John Kealy, for lives of John Kealy (lessee), Edward Nurse and William Nurse, and for a term of 31 years from 25th March, 1830, of 3 acres, at yearly rent £ 3 British currency.  His paying rent is £ 2 3s. yearly.  Judy Neale, aged about 90 years, holds an acre of this lot free during her life and that of her daughter, now aged about 40years, and he was always allowed for this acre; the three lives are in being.
10 Joint tenants from year to year ending 29th September.
11 Lease in perpetuity. This appears to be a lease of Ardristan, but in reality it is a lease of part of the lands of Roscatt. The rent charge in this case is paid by the tenant to the clergyman, he having a perpetuity lease.
12 Lease dated 3rd August, 1812, from Edward Eustace to John Marshall, for the lives of John Marshall the lessee, George Marshall, and Bryan Marshall, second and third sons of Henry Marshall of Roscatt, or 31 years for 25th March, 1812, at the yearly rent of £ 25 of the then currency.  Bryan Marshall is since dead, the other lives are in being: the late Mr. Eustace reduced this rent to £ 20 Irish.
13 Lease dated 26th December 1812, from Edward Eustace, to Patrick Murphy, of 6a. 3r. 25p., for lives of Edward Murphy and James Murphy, brothers to the lessee, and Thomas Timmins, third son of Thomas Timmins, of Tullowbeg, or 31 years from 29th September, 1812, at tent of £ 7 19s. 3d., of the then currency. One of the lives in lease, Thomas Timmins, is dead.
14 This tenant holds three distinct holdings, one containing 31 acres, at £ 46 10s. 0d. per annum, as tenant from year to year, ending at March.  The landlord pays the rent-charge of this portion. One other lot, held under lease dated 3rd August, 1812, from Edward Eustace to Peter Murphy, of 12a. 3r. 3p., for lives of William Murphy, eldest son of Peter Murphy, the lessee, James Murphy, second son of said Peter Murphy, and Thomas Timmins, of Tullowbeg, or 31 years for 25th March, 1812, at the yearly rent of £ 26 of the ten currency. Two of the lives in this lease Peter Murphy and Thomas Timmins, are dead,  The rent-charge payable by tenant, in respect of this lot, is added to his rent. The third lot is held by this tenant as tenant from year to year, ending 29th September.
15 Tenant from year to year, ending 29th September.
16 Lease dated 23rd October, 1830, from Edward Eustace to Patrick Murphy, of two acres, at rent of £ 2 British, for lives of Patrick Murphy, James Murphy, and John Murphy, second, fourth, and fifth sons of John Murphy of Roscatt, or 31 years from 29th September, 1830. One of the lives (John Murphy) is dead.
17 Lease dated 14th October, 1831, from Edward Eustace to Michael Murphy, James Murphy, and John Murphy, of 2a. 1r. 0p., at yearly rent of £ 2 5s. 0d., of the late currency, for lives of Michael Murphy, James Murphy, and John Murphy, the lessees, or 31 years from 29th September, 1831. The three lives are in being.
18 Lease dated 11th October, 1831, from Edward Eustace to Peter Murphy, of 2a. 1r., at the yearly rent of £ 2 5s. of the Irish currency, for lives of Nicholas Roche, James Roche, and Michael Roche, second, third, and fourth sons of Michael Roche, of Grange, or 31 years from 29th September, 1831. Three lives in being.
19 Lease dated 25th March, 1808, from Edward Eustace to William Nurse, (deceased) for lives of Robert Eustace son of James Eustace, of Ballintemple, John Nurse, and James Nurse, or for a term of 31 years fro 25th March, 1808, of 11a. 2r. 37p. at rent of £ 1 2s. for each and every acre, rood and perches. One of the lives, Robert Eustace is dead.
20 This rood was given by the late W. Eustace to James Nurse, to supply his portion of the ground in lot No 19, with water their having been no water on the part given by the late William Nurse, decease, to said James Nurse, and is to go with the portion to which he is entitled.
21 Lease dated 25th March, 1808 from Edward Eustace to William Nurse, for lives of Robert Eustace, son of James Eustace, of Ballintemple, John Nurse, and James Nurse, or for a term of 31 years from 25th March, 1808, of 11a. 2r. 37p. at rent of £ 1 2s.for each and every acre, rood, and perches. One of the lives, Robert Eustace, is dead. This tenant likewise holds 1a. 1r. under one other lease, made between same parties, bearing date the     day of          18   , for same term, at yearly rent of £ 1 7s. The remaining two lives are in existence.
22 Lease for ever from Edward Eustace to W. Marshall, at £ 1 14s. 1½d. late currency.
23 This tenant holds under two leases, one as representative of Michael Redmond, under a lease dated 25th of March, 1828, from Edward Eustace to Michael Redmond, of 7a. 3r. 20p. at a rent of £ 15 15s. Irish currency, for the lives of Michael Redmond, and Michael Hughes, second son of John Hughes, of Kelletstown, and 31 years from 25th March, 1829. Michael Hughes, one of the lives in the lease, is dead. The other, as representative of Patrick Summers, who held under a lease dated 26th December, 1812, of 7a. 1r. 3p. from Edward Eustace to Patrick Summers, for lives of Robert Eustace, eldest son of James Eustace, of Ballintemple, Thomas Timmins, third son of Thomas Timmins, of Tullowbeg, and James Summers, second son of the lessee, or 31 years from 29th September, 1812, at rent of £ 8 4s. 6d. of the then currency. Robert Eustace and Thomas Timmins, two of the lives named in last lease are dead. Thomas Bryan is the Bailiff of the Estate.
24 Lease dated     day of January, 1821, of 9a. 0r. 5p. from Edward Eustace to Patrick Summers for lives of John Summers, son to Patrick Summers, Murtagh Murphy, son to Patrick Murphy, and Thomas Marshall, of Castlemore, or 31 years from 29th September, 1820, at rent of £ 10 4s. 9d. of the then currency. Two of the lives in this lease, John Summers, and Thomas Marshall, are dead.
25 Lease dated 3rd Nov., 1816, from Edward Eustace, to Thomas Timmins, for lives of Thomas Timmins, the lessee, Edward Timmins, fourth son of lessee, and Thomas Franks, eldest son of Matthew Franks, of the city of Dublin, Esq., or 31 years from 1st November the last at £ 1 2s.9. per acre, of 62 acres. Two of the lives (Thomas Timmins and Edward Timmins) are dead. 
26 Tenant from year to year, ending 29th September in each year.

The townland of Roscatt is desirably situated about one mile of the town of Tullow and eight miles of the town of Carlow.  The Poor Law Valuation is £ 654 10s. 0d. Griffith's Valuation is £ 530 11s. 3d.
The lands of Roscatt are held under a Fee-farm grant, bearing date the 22nd May, 1728, from Henry Berkley to Hugh Gahan, subject to the yearly rent of £ 141 1s. 0d. of the late Irish currency, being equivalent to the sum of £ 130 4s 6d present currency. The rent-charge to which the entire lands are liable (exclusive of Lots No 11 and 12) is £ 45 3s. 9d. per annum
This Fee farm grant is not forthcoming, but the attested copy of the memorial thereof will be handed to the purchaser. In the memorial the grant is "of the whole lands except as therein excepted." The nature of these exceptions cannot now be stated. There is a large quantity of very valuable timber on these lands
