		situated adjoining the Sea-Port, Market and Post Town of Kinsale in said County

Held under two leases - one of the Lands of Liscahanebeg and Blackhorsefield, for three lives
with covenant for perpetual renewal:  the other of the Lands of Ardmartin, and premises in the
Town of Kinsale for the term of 999 years from 25th March 1745.

				Descriptive Particulars
	The Lands comprised in this Lot immediately adjoin the Town of Kinsale, County Cork, and
held under lease bearing date 2nd June 1769, made by Edward SOUTHWELL, Esq. to Robert PETERSON
for the term of three lives renewable for ever, subject to the yearly rent of £18  13s  0d of the
then and late currency of Ireland and £9 6s 6d, like as a renewal Fine on the fall of each life; the
last renewal whereof  bears the date 7th August 1845 for lives of Denis BRENNAN BULLEN, Wm. JOHNSON
and John STAMERS all in being.

	By Deed of Partition dated the 25th April 1803, made between John BULLEN and Helen, his wife
the Heirs, Executors, Administrators and Assigns, 1st part; Philip PETERSON BICKFORD of the 2nd part;
and John HORNIBROOK, Thomas  HORNIBROOK, Laurence HORNIBROOK and Thomas HORNIBROOK of the 3rd part; the
said John BULLEN, Helen, his wife et al did thereby covenant the said Philip PETERSON BICKFORD, et al
to pay one moiety of said renewal Fine on the death of each and every 'cestui que' in said Lease and
every renewal thereof. The purchase will be entitled to the benefit of said covenant as against the
Representatives of the said John BULLEN and Helen his Wife, but shall not be at liberty to require
evidence of the title of the Lessors in said lease or be at liberty to object by reason of any
incumbrance affecting their interest.

					Descriptive Particulars
	The lands of Ardmartin comprise in Lot No. 2, also adjoin the Town of Kinsale and are held
with other Lands and Premises in and adjoining the Town of Kinsale under a lease dated 28TH February
1746 from Francis KEARNEY, Esq. to Robert BICKFORD, for term of 999 years from 25th March preceding
the date of Lease, subject to the yearly rent of £86 of the late currency of Ireland. Partition deeds
were executed in the years 1793 and 1803 between the respective parties who were then entitled to the
Lessee's interest in the  whole of the said Lands and Premises, by which Lands and Premises comprised
in this Lot were allotted in severalty to the party declared entitled thereto subject to [illegible]
said reserved yearly rent.

	The lease excepts all woods, and underwoods, Ash Oak and Elm trees growing or to grow on said
Premises  with liberty to fell, cut down and carry away same; and also reserves Mines, Minerals,
Quarries, Franchises, and Royalties whatsoever. And liberty for Lessor, his Heirs et al and his and
their servants to Hunt, Hawk and Fish on said Lands of Ardmartin at his and their will and pleasure.

	The purchase shall not be at liberty to require evidence of the title of the Lessors in said
lease or be at liberty to object by reason of any incumbrance affecting their interest.
